The property is situated under 3km from the rural village of Juvigné and is accessed by a private hard track leading to an area of hard standing, ideal for parking. The source-fed lake offers 10 hides for hunting, and the two islands offer multiple nesting sites for ducks. The lake is considered to be a closed water and would be ideal for either hunting use or with the addition of swims, could be transformed into a more traditional coarse fishing lake. The lake has only been lightly fished for many years, however, is known to contain a large number of carp, tench, pike, zander, perch, roach and crayfish, up to around 15kg or even 20kg. No mains services are available, however electricity is provided by the small generator included in the sale, and water is provided via a source.
