The property was originally used as a main residence, with friends and family using it in recent years. There is also the possibility of rental (subject to necessary permissions).

Situated in the heart of the Lot tourist triangle, in the village of Carennac, classified as " one of the most beautiful village in France". At the centre of the tourist triangle of Rocamadour, Turenne and Gouffre de Padirac, Carennac is surrounded by other beautiful villages that attract thousands of visitors.

Carennac is a medieval village that has existed since 1047 thanks to the monks of the Cluny monasteries. There is a demand for holiday properties in the area and a shortage in July and August during the high season.

The owners, retired architects, have renovated the property. There are three accommodation units created and three others to complete, planned but not renovated. Each unit is independent and has private access. All units have views over the Dordogne and a rowing boat is provided with the property. Main residence
Stepping through the double oak entrance doors, you are greeted by a contemporary style, offset by the original oak floors and wooden doors. On this level, there is a reception room with a Cantou fireplace and original features, access to a small terrace ideal for a café with views of the village and château, as well as a study leading to a toilet and a utility room with sufficient storage space for all the needs of the ensemble.

On the left-hand side, there is a large space which, subject to planning permission, could be converted into a studio apartment with bedroom, lounge/kitchenette, and bathroom.

Continuing along the entrance hallway, a staircase leads to the main cellar, where the pellet heating system and pellet hopper are located. The boiler heats the entire main residence and can be connected to the other flats, which currently have their own heating. This cellar can be accessed independently from the outside via a path at the side of the building.

At the end of the corridor, the oak and wrought iron staircase leads to the first floor, where the kitchen, living room and dining room are located. The lounge has glass doors opening onto the terrace with views of the village and château. The terrace is private and protected by an awning in Summer.

The light-filled sitting room, with its original parquet flooring and views outwards, is a haven of peace and tranquility. Just off the lounge is the kitchen with its 34-access island with quality Siemens appliances (oven, hob, dishwasher, steam oven and warming drawer), glass worktops and plenty of discreet storage.

The dining room, which also has plenty of storage space, is followed by the library. The handcrafted cupboards in the library are a stunning feature of this room, which is flooded with light thanks to the floor-to-ceiling window overlooking the River Dordogne. Two bedrooms and a family bathroom are accessed via a further staircase. The bathroom, with its island of washbasins, is uniquely finished in vinyl for a warm, contemporary feel. A corner bath and walk-in shower with plenty of storage complete the bathroom. The two double bedrooms each have plenty of storage space.

In the courtyard, to the side of the main residence, there is a very small storage room that could be converted by the purchaser into a caretaker's studio, but the current owners only use it to store equipment. The work and change of use are subject to obtaining the necessary authorisations and approvals.

Garden
A garden borders the river and would allow the installation of a swimming pool, subject to obtaining the necessary permits. There is also a non-adjoining parcel of woodland that cannot be built on.

Guest house 1
Access is via a courtyard to the side of the main building. It is a 2 bedroom unit with a ground floor bedroom, shower room and WC. On the first floor is a second double bedroom with en suite shower room, walk-in shower and WC. The lounge and dining room are decorated with stone detailing and handmade cupboards. The lounge and dining room have a truly unique style. A private terrace is accessible from the lounge and offers views over the Dordogne.

Guest house 2
Accessed via a secret path in the heart of the Domaine, this two-bed unit is one of the coolest of the summer. You enter the living/dining room with its wood-burning stove, original parquet flooring, Cantou fireplace and exposed stonework, as well as its hand-crafted cupboards. The staircase leads to the first floor, where there are 2 bedrooms, 2 bathrooms and 1 separate WC. There is a reading area at the top of the stairs. A private outdoor balcony overlooking the river is accessible from the kitchen.

Guest house 3
One bedroom with en suite shower room and WC has independent access. It could be used to increase the number of bedrooms or as a very small studio, with its own coffee corner. Under this unit, there is a basement that could be converted by the buyer to transform it into a studio with kitchenette, living room and independent access to the river. The work is subject to obtaining the necessary authorisations and approvals.

There is potential for a further 1-bedroom unit after applying to the relevant authorities for authorisation.
This is a complete renovation project that could be carried out by the purchaser and would create a one-bedroom unit with kitchen, living room, shower room and WC. Permission to convert this space has not yet been sought from the relevant authorities.
