Located only 10 minutes from Marciac and its famous Jazz Festival, you will be able to develop this lovely Gascon-style house from 1840, refurbished and transformed into a bed-and-breakfast. Facing south-east, you can enjoy sunshine all day long, as well as the beautiful view of the Pyrenees! With a living space of 300 m², you can also renovate a little more than 600 m² of outbuildings, one being a lovely house from 1767! Let's not forget the covered swimming pool and the pond, which give an additional charm to this setting which radiates the peacefulness of the Gers department!

The 170 m² ground floor of the main house is distributed in an original way. The entrance hall has a period staircase. To the left is a 20 m² bedroom with a bunk bed to the back of the room. Under the staircase, to the right, is a bathroom with a tub and shower, then a separate toilet.

To the right of the hall, a superb series of 3 rooms, each giving onto one another, and on three different levels; this allows each room to remain bright and to keep them separated, simply by one or two steps. You first enter into the fitted 21 m² kitchen, then the 18 m² dining room, followed by the 26 m² lounge. Large double-glazed openings allow the environment outside and the pool to be constantly seen.

The terrace on the east side is nicely planted with trees and not far from the barbecue and well. Very charming and ideal for breakfast.

To finish, you will be able to make use of the nice 18 m² room that is currently used as a study. There is also a large pantry and a big 50 m² garage that faces north.

On the first floor, the hallway leads to several rooms. To the right is a 21 m² fitness room that could be used as a bedroom or small sitting room. On the other side, you're going to be surprised by the clever layout of the 4 bed-and-breakfast rooms.

A reception area with a small lounge and exposed beams. Next to it is a shower-room with a separate toilet and a big 16 m² bedroom with a wardrobe, a queen size bed and a desk.

We go though a double door towards the hallway. To the left is a large 10 m² bathroom with a shower and toilet, then two bedrooms (10 m² & 11 m²) with double beds and wardrobes. The simple and effective decoration has kept the beauty of the old stones.

The visit is finished with a double bedroom that has a queen size bed and an adjoining child's bed.

As for the outbuildings, there is a 350 m² agricultural hangar to be completely renovated, a 100 m² house built in 1767 that is composed of a mezzanine, a main room and a lounge; it needs to be entirely refurbished, as well as the roof. To finish, there is a 150 m² garage that is used as a workshop.

Lots of work, but absolutely huge potential!

From the terrace on the south side of the house, you will enjoy the view of the Pyrenean mountain chain and the covered 12m x 5m swimming pool.

The small pond is fed by a spring, making the environment unique and charming. If you'd like to take a stroll, you can easily to it on the grounds of 13,000 m². If you love horses, one or two horses can be kept in a small stable.

The drainage system is connected to a septic tank. The heating is gas-fired, in addition to two fireplaces.

The joinery is double-glazed. The attic is insulated with rockwool that is 40cm thick.

The electrical wiring is up to code. The roof is in good condition.

The house is sold completely furnished, allow the bed-and-breakfast business to carry on immediately.

Located 50 minutes from Tarbes; 1 1/2 hours from ski slopes; 2 hours from the Atlantic Coast; 1 3/4 hours from Toulouse and its international airport; 10 minutes from Marciac, its restaurants, shops and activities in this cultural and artistic Mecca.
