Jennifer and I met the owners of this charming property by accident –  we were exploring the back roads near where we live and passed this delightful small farm/smallholding at one of the access points for the “Voie Verte”- the old train line that has been converted to an extensive trail network for hiking/cycling/horses, etc ….  Mountain views to the front of the land with a chateau in the middle distance, a stand of trees above the house … grassland all around  …. complete with a modern barn.  It’s part of the “real” France – the bit holiday makers don’t get to see….




As you will see from the photos it is just so pretty – right from the decorative metal gates to the fir trees behind it – by way of the fruit trees, the chickens and the vegetable plot ( big enough to feed a family ) – with the flower garden in front of the house.  It is all a delight.  There are over two hectares of grassland plus an additional hectare of managed trees – should you wish it, even more woodland could be available and would provide a bigger income stream.  As for location, it’s not far from ” One of the Prettiest Villages In France “… a friendly village with the Abbey Chateau perched above the village, a summer only restaurant/bar and a Rose Festival each year that attracts visitors from far and wide ( they sell David Austin roses at the Festival – Bravo Mr Austin ! ) and the food at the Abbey restaurant is seriously excellent.  With easy access to the Voie Verte as an added bonus, the options for leisure activities are infinite!




There are no stables on the land but the barn can easily provide the space to build within and still have enough space for feed, straw, storage, etcetera.  The woodland could either provide an ongoing cash crop or could simply ensure that you never, ever needed to buy fire wood again … we would not pretend to know the economics of wood sale and production/ grants etc – but, speaking personally, we do know that cut wood costs 350 to 400 euros per cubic metre – this is what we pay.  Selling to a wood yard, we really don’t know the price, but, if you wanted to buy the large parcels of woodland we would be happy to find out for you….  The nearest sawmill is at Laroque d’Olmes and the owner is very helpful…. happy to advise on anything to do with wood …. and hugely knowledgeable …




A covered terrace runs along the whole front of the house, perfect for outside dining in the summer.  You enter, via the terrace,  into a square-ish hall, with cupboards for dog leads, welly boots, skis etc… from there you go into a large kitchen /dining room – classic country design – with a seriously big wood burner – that steps up into a surprisingly big living room…. seriously big, plenty of room for dogs, children, friends, family without feeling squashed.  The owner and his wife ( delightful people ) gave us not only the land plans – but also a plan of the house – 4 generous bedroom and 2 attic alcoves on the first floor… just perfect for a family, or a family visit!  A welcome surprise was the double glazed windows throughout …. and yet another was the south facing verandah / garden room that runs all along the flank wall of the house looking out over the vegetable plot and up the slope to the trees… perfect for lazing on a sunny Sunday afternoon.




This property could be so many things… a country retreat with enough land for horses, a place to live with your dogs and never need to go off your own land for walks, a productive managed wood holding….  plenty of space to run a kennels, a cattery, …..  a smallholding…. the choices are multiple.  Equally, it could be a family home – but is not too huge to work awfully well as a second home.  The nearest neighbours are related to the current owners – his brother and nephew – and the current owners are only selling because, due to increasing age, it has become a wee bit too much to manage comfortably.  The next owner may well want to update the house a bit – but the roof is good, recently redone, and there is double glazing and central heating.  Several small outbuildings complete the picture – the chicken house and a very small barn, that used to house the rabbits – who are now free range, totally spoilt and not destined for the pot …..




Above all, this is ” location, location, location ”  –  end of a no through road – ( leave it to Jennifer and I to have ended up there by accident ) – which, in reverse, leads to a tiny country road, which leads to a fairly ” grown up ” road, which can take you to the fast road network leading to airports, mountains, the mediterranean coast… with easy air access for a second home and easy train access too …. up to Paris … down to Spain… or simply follow your feet for miles on the “Voie Verte”!




We both feel that this is a property you could add value to, a good investment buy , as well as a totally lovely country retreat away from all hustle and bustle….  A seriously good price for a four bedroomed house with three hectares of land and a modern barn….
