map of AudeWith Carcassonne in the North & West of the department to the beaches on the Mediterranean, there are many styles of property to choose from. Weather is good on the coast with plenty of sunshine all the year round. Inland the weather can be wetter in the winter. With budget air lines flying into Carcassonne, property prices within an hour’s drive of the airport have increased. The autoroute offers quick access to the coast. The “Black Mountains” peaking at 1200 meters are attractive for rural retreats. The Corbiere wilds are also popular. Down on the coast there is 50 km of Mediterranean beaches with many holiday villages and marinas.

Aude Property

Generally the Aude is one of the cheaper areas in the Languedoc-Roussillon. On the coast there are studios and apartments in the holiday marinas from Port Leucate to Gruissan and beyond. Small studios from 50K to apartments around 100K are readily available. Further down the coast Fitou – a multicultural village with thriving community – has delightful views to the sea and inland lake. Nearby Leucate Village, and Le Franqui are well worth investigating.
Properties on the Canal du Midi are lovely but prices are reflected in the location.
Towards the historic city of Carcassonne / airport prices are rising. The modern town lies below the renowned Castle. Narbonne is also more expensive.

Our recommendation: Limoux. This charming town is within striking distance of Carcassonne but has a distinct rural feel. The main road bypasses the hidden treasures of Limoux. Old streets and squares offer a good selection of shops and restaurants. A river glides through the centre and there is much to admire about this town.
