This beautiful property would appeal to a family wishing to move in and enjoy its many charms, without the hassle and expense of renovation or upgrading. There is excellent potential to turn this private retreat into an income-generating holiday resort. The existing outbuildings are solid and well-built and could easily be developed into 3 or 4 self-contained gites overlooking the gorgeous pool. A Certificat d'Urbanisme has been obtained for the renovation of both outbuildings for residential use and this could be renewed when needed. The property is situated in an outstanding (and increasingly rare) location offering a happy combination of a private, peaceful spot with easy access to major roads and great shopping, business and medical facilities. In a small hamlet of 4 houses, close to (but private from) very nice French neighbours, the property is surrounded by pretty views of the gorgeous vineyards of the Côtes de Bourg and Côtes de Blaye appellations.
The house itself has been recently upgraded and redecorated, and it offers very comfortable, low maintenance living. Roughly T-shaped, the accommodation is all on one floor (no creepy unfinished attics). The central heating is gas (stored in an underground tank); there is a quality log burner in the kitchen and a working fireplace in the study.
There are two lovely double bedrooms (18 and 16 m2), one with a spacious built-in closet. Between the bedrooms is a very pleasant room of similar dimensions with fireplace, currently used as a study/library, and with French doors to the rose garden at the front of the house. The kitchen is 4.60 x 3.30 m, featuring a beautiful Girondine stone fireplace (now housing the new cast-iron log burner) and equipped with large fridge, cooking gas hob and electric wall-mounted oven. Generous storage is provided by oak fitted cabinets. The living and dining room (32 m2) opens onto a paved terrace and the back garden. Throughout the house the floors are tiled for hygiene and ease of maintenance.
Extensive renovations and upgrades were carried out in the last 6 years, including a new electrical panel, new wiring, and a luxury bathroom with new plumbing and fixtures, two towel heaters and gorgeous Italian tile. The super-spacious shower (1 x 1.4 m) is equipped with thermostatic taps, massage jets, a rain shower-head and hand-held shower fixture. A recent-model hot-water heater supplies 200 litres of very hot water.
There are also two imposing outbuildings offering, if desired, scope for development into self-contained units or gites. At present, the one behind the house, linked by a large terrace, contains a laundry room and provides excellent dry storage. The larger building, made of the beautiful blond squared stone blocks, is divided into an open area (sometimes used as parking) and 3 other rooms (approx. 23 m2 each) on the ground floor. These have been made into a very large (foaling size) horsebox, a hay/tack room and the locale technique housing the swimming pool machinery and garden implements. The open-plan second level measures 74 m2, with a soaring ceiling, walled on three sides and fronted by the slatted wood typical of the region. The views from this level are outstanding.
The gardens have been extensively planted with fragrant roses, flowering vines and perennials, and there are hazelnut and apple trees, and many majestic oaks.
The land (3 hectares or 7.4 acres) is all in one piece. A portion, cleared and laid out to gardens, lawn and fields, is suitable for horses and already has a very large grazing paddock with top-quality electric fencing and a flat riding field. The remaining 2 hectares are wooded with mature trees, mostly oak, providing a steady supply of burning wood.
The swimming pool was designed by a former international swimmer to allow serious lap swimming as well as being the centre for summer relaxation and entertainment. Mason constructed (not a kit), by a leading professionels de la piscine company (accredited by Qualisport), it measures 5 x 16 m, is heated very inexpensively by an efficient heat exchanger and uses a salt-electrolysis purification system. It is surrounded by a generous deck of blonde pavers. Underwater floodlights create a magical setting for night-time summer swims.
Everyday shopping and services, as well as excellent medical and dental facilities, are available in the village 2 km away, the picturesque port of Blaye is 13 km away and Bordeaux, with its international airport and huge selection of shops, restaurants and entertainment, is an easy 34 km drive.
