There is excellent potential to turn this private retreat into an income-generating holiday resort. The existing outbuildings are solid and well-built and could easily be developed into 3 or 4 self-contained gites overlooking the gorgeous pool. A Certificat d'Urbanisme has been obtained for the renovation of both outbuildings for residential use and this could be renewed when needed. The property is situated in an outstanding (and increasingly rare) location offering a happy combination of a private, peaceful spot with easy access to major roads and great shopping, business and medical facilities.     The land (3 hectares or 7.4 acres) is all in one piece. A portion, cleared and laid out to gardens, lawn and fields, is suitable for horses and already has a very large grazing paddock with top-quality electric fencing and a flat riding field. The remaining 2 hectares are wooded with mature trees, mostly oak, providing a steady supply of burning wood.

    The swimming pool was designed by a former international swimmer to allow serious lap swimming as well as being the centre for summer relaxation and entertainment. Mason constructed (not a kit), by a leading “professionels de la piscine“ company (accredited by Qualisport), it measures 5 x 16 m, is heated very inexpensively by an efficient heat exchanger and uses a salt-electrolysis purification system. It is surrounded by a generous deck of blonde pavers. Underwater floodlights create a magical setting for night-time summer swims.

    Everyday shopping and services, as well as excellent medical and dental facilities, are available in the village 2 km away, the picturesque port of Blaye is 13 km away and Bordeaux, with its international airport and huge selection of shops, restaurants and entertainment, is an easy 34 km drive.
