Legal handhold service…

A Home in France Ltd (AHF) offers English speaking purchasers of French property a handhold service during their purchase. The French conveyancing system is totally different to that in the UK and even British buyers who speak fluent French are unlikely to understand the process and many of the terms used. AHF has over 15 years of experience of helping British buyers through their purchase, explaining the documentation and making clear the choices that are available, and a network of notaires with whom they work regularly. Unlike a UK solicitor the French notaire does not normally give advice, his role is to transfer good title and he can and often does act for both parties in the transaction.

AHF’s service is very much customer driven – it can include as much or as little as wished. Normally it will include succession planning (French inheritance laws define who must inherit property), full explanation of the legal documents at each stage and a review of the statutory surveys. It could also include help with planning applications, obtaining finance, opening bank accounts – and on occasions has involved helping to extract a client from a purchase. We can also help when you come to sell your property.

AHF can give advice before you visit to ensure that you know the right questions to ask and can negotiate the price of the property you choose. Once you have an offer accepted AHF will review the draft contract and explain this to you before signature. AHF explains the statutory protections for buyers in France, and works with the notaire to ensure that you purchase in confidence. AHF has experience with clients buying a whole range of properties – from chalets in the Alps to farmhouses in the Loire, from new build to ruins, from flats to chateaux.

AHF offers a fee of £1650 plus VAT which covers all the work needed in a typical purchase. For additional work AHF will agree a fee with you before starting work.
