12th Century Chateau with 12 hectares
This building has kept many of the marks of its age, for example, the coats of arms engraved in the stone or the sundial of unknown age, but which is certainly one of the rarest in France.
A tree lined driveway leads you to the 3 storey chateau. By the main door you enter into a large room (33m²) with vaulted ceiling and fireplace, the kitchen is separated from this room by a single wall which you could easily change to give a total space of 46m². Behind the kitchen you will find a huge wine cellar of 65 m².
You reach the first floor via a marble staircase; a very long hall takes you to the bedrooms of 14 m², 26 m², 24 m² with a dressing room of 9 m² and a bathroom of 5 m². Further on is a bright sitting room of 31 m² and a small bedroom of 10 m² which could serve as an office. All the rooms face south.
The area to be restored consists of a tower of around 120 m² and several rooms on the second store of the main building. You can easily live in the first part of the chateau whilst restoring this remaining part to your taste - a fantastic opportunity! This property offers an enormous potential for numerous projects such as : hotel, bed and breakfast, well-being centre, nature centre etc.
Outside you will find 6 former carriage houses, each of 15m², a barn, an open sided barn and a stable all on grounds of 12 hectares of which 3 hectares are woodland with a spring, 8 hectares of mixed farm land and scrub (several plots are currently let out to farmers) and 1 hectare of parkland around the house.
The roof of the main building is tiled and in good condition, that of the tower in slates and needs to be re-done, there is oil central heating an an individual septic tank for waste water.
The chateau is 15 minutes from Mirande, 30 minutes from Auch, 1 h from the ski slopes, 1h30 from Toulouse, 2h20 from Biarritz.
