Environmentally friendly farmhouse on 3 hectares
Do you love the charm of the old, with large rooms? Do you like comfort and want to respect the environment? Would you like to be in nature, yet near shops?
Would you like to enjoy a region that is popular with tourist and make a profit on your investment with seasonal or yearly rentals? An organic farming project?
On the garden level, upon entering, the tone is understood. You're thrown into a warm and cosy atmosphere. The hallway and its half-timber openwork walls lead to a spacious 20 m² kitchen to the right. To the left, a 34.5 m² living-cum-dining room. At the far end, a hallway leads to a 19 m² bedroom that has built-in cupboards. There is also an 8 m² shower-room, a separate 3.4 m² compositing toilet. From the 13 m² cellar, a passage leads to the wine and spirits storehouse that is attached to the house. To the right is the apartment.
The staircase in the cellar leads to the first floor, which has been renovated but is open, with the possibility of creating additional rooms, as well as a bathroom (24.38 m² by loi Carrez; floor surface of 80 m²; spot (4.98 m²) for the future bathroom with partition walls).
The apartment is semi-attached. The entrance is a patio door that opens onto a fitted 15 m² kitchen, followed by a nice 21.5 m² room at the far end. A 4 m² hallway with cupboards leads to the 4.8 m² shower-room and composting toilet.
Many conversions are possible, thanks to the adjoining outbuildings (300 m²), with a wine and spirits storehouse and cellar (about 140 m²; currently storage for canned good and a wine cellar). There is a workshop in the former 48 m² cowshed, which has water and electricity. There is also an 80 m² barn and a 23 m² loose box.
There are also non-adjoining outbuildings: an 80 m² agricultural hangar in metal with one side closed; a henhouse, a sheepfold and a pigsty.
The enclosed grounds measure 3 hectares (organic and recently in market gardening) are planted with fruit trees. There is a 150 m³ pond used for irrigation.
The house is totally environmentally friendly, with cob straw half-timer walls (with bales of straw on the exterior).
The roof is insulated with sheep's wool +wood fiber panels, which is one of the most efficient.
Wood-burning heating system, with places for electric heaters if needed.
Wooden frames and double-glazing.
Located an hour and a half from the Atlantic Ocean and ski slopes; an hour and 45 minutes from Bordeaux; 20 min from the A65 motorway.
