The location is a serene and private one surrounded by tress and countryside views. Also a new septic tank is installed
There are bases for four large bell tents (these need purchasing, price reflected for this), each sleeping up to 4 people, each with a terrace, secluded areas and private WC and shower facilities. Each tent is currently rented for 80 euros per night.
The site has many great facilities for the campers including a clubhouse/cafe with dining inside and out serving meals, light snacks and refreshments adding extra income
The new modern shower block offers a locked separate shower facility/WC for each of the bell tents, so guests can leave their stuff safely inside each day. The shower block also has a CU to be changed into a residential building, subject to a full planning application.
There is a private area for a hot-tub to be sited.
You can also play boules on the Petanque court.
The children can play on the kids park, space to add more activities or simply run and play around in the safe and secure grounds.
The 13,788m² lake is fully stocked with carp, perch, tench and roach. It's a real feature.
There is currently no residential house on the site. The current owners live in a large campervan set in its own private area (not included in the sale price).
The site is just 20 minutes from the centre of Limoges and the 13km to the airport so access is easy for daily shopping and trips to the city, plus the local train station is within walking distance, which is a major bonus.
Nearest supermarket is just 6km away in Nieul, aloing with other local facilities

You will not fail to relax in this peaceful, traquil place, whether you decide to re-develop it to be a private home (sunject to permissions) or continue to run it as a campsite (the new owners would need to re-register the business).
