Jennifer and I both adore this house!  Coming back in the car we were arguing amicably as to how we would use the space…  the location we agreed on totally – it’s brilliant… in a tiny village – yet with shops, an excellent bar/restaurant on the side of the man made swimming lake, La Poste in the village square where the weekly evening market is held in the summer months, a fantastic micro brewery that has live music from time to time… and with a Cathar castle perched on the hill above the village – rural France with all the comforts – this is a location that is hard to beat!

The argument centred on the 90 square metre attached building to the left hand side of the house beyond the garage.  The house was built in the early 60’s by a professional builder for himself and to say that it is solidly built, is, to put it mildly – an understatement.  The building to the side existed to store his building materials… it has huge double doors, a flat roof that is crying out to be a roof terrace and is approached by a raised gently sloping drive built for lorries to deliver materials.  Probably big enough to land a small helicopter on, this could transform into a walled terrace garden linked to the roof terrace … anyway … Jennifer would use this huge space as a sound studio… I would put in French windows and a woodburner ( easily done ) and just enjoy it as a seriously huge living room …  everyone will have their own ideas and we are both longing to see what the next owner designs!

Built on a double plot with a curving drive approaching the property is a short flight of steps up to the front door … entering into a wide, light hall / corridor.  To your immediate left is a generous bedroom room, next a slightly smaller bedroom or office, then a seriously generous bathroom with a separate toilet at the end of the hall, and the 3rd bedroom in the rear corner.  From the front door to your right is a generous living / dining room with huge windows to catch the views on two sides… this room leads back to a large kitchen through lovely glass double french windows.  Two views of this kitchen, the current owner feels it needs updating but we both felt that it could well appeal to someone who enjoys the ” mid century ” style that is now so favoured by interior designers… the units are in good condition and, given a modern twist, could look charming.

The double plots are on a very slight slope and the downstairs two bedroomed apartment/ guest accommodation gives directly onto the rear garden…this kitchen is light and bright – blond wood units – a well fitted shower room off it, a separate laundry room – everything has been thought of – including a wine cellar …… really charming throughout….  the property is double glazed throughout, incredibly well maintained, a new oil fired boiler for the central heating system and the roof has been totally redone and is insulated throughout.

The location is wonderful, a triangle of views – the castle above the village, a view of the church spire, a view of the lake … there is a fruit orchard in the field next door … and the property is on the road that leads to tiny hamlets.  The double sized plot gives very, very generous garden space plus the current owner told us that the bottom plot could be buildable if required…  another benefit to this amazingly flexible property.

To precis : Currently used as two big apartments, plus a garage, plus a 90 sq metre flat roofed building, all of which are attached, this property was built for and used by a professional builder in the early 1960’s.  The plot size is approximately 1,300 sq metres ( more than double current plot size ).

Location is stunning, edge of village, quiet road, the wonderful views, shops, post, Mairie, swimming lake with bar restaurant, all within very easy walking distance.  Travel access is very good, Carcassonne airport particularly easy, Toulouse a bit further.  Great Access to Andorra for tax free shopping and wonderful, recently extended and upgraded world class ski slopes at rural france prices, Mediterranean coast with an hour and a halfs drive – also air access from Perpignan.  Literally, this house is in the middle of all of the best things this region of France has to offer.

This house represents particularly good value for money … it has scope for some cosmetic improvement and serious value could be added by developing the ex-store area.  It is priced to sell and will give you a gorgeous house with generous garden space…plus the possibility of rental income if required.  We only take properties that we would be happy to live in ourselves – but it has to be said that this is among our total favorites – as is the village it calls home.  Please take a look for yourself!
