Located an hour south of Toulouse and 30 minutes from Carcassonne, with a view of the Pyrenees, this wine-growing estate is composed of a lake, wells, a vineyard (AOC-AOP) measuring 42 hectares and a 230 m² house with 4 bedrooms, a living-cum-dining room with a fireplace, 2 fitted kitchens, a study, 2 bathrooms, 2 toilets, a storeroom, a dressing and a large garage, with a swimming pool (8m x 4m) and a very lovely tree-filled garden measuring 2593 m², in addition to a second house for employees.

You're going to love the magnificent unobstructed view of the vineyard and the countryside, its authenticity, the large spaces and the tree-filled garden and its pool.

With a Mediterranean and oceanic climate, this 35 hectare AOC-AOP vineyard (29ha being only vines) is spread over 29 plots of limestone-clay land, some of which are on hillsides facing south-south-east and all adjoining the property. The lake measures about 800 m² and is on the north side of property, as are the different wells.

The exemplary working of the land has resulted in excellent cultivation conditions and there are 6 principal types of vines: Merlot, Cabernet Franc-Sauvignon, Chardonnay, Pinot noir and Sauvignon, as well as Pinot Gris, Cinsaut, Marselan and Côt.

The perfect rotation of the vines assures a vineyard that is perfectly productive, with no uprooting to plan despite a part having "old vines." The farmer respects agri-environmental measures for the vineyard.

The average yield is 85 to 90 hl/ha for the PGI (protected geographical indication). The entire crop is currently intended for the local wine-growers' cooperative. Under contract until 2020.

You have to continue employing the farmhand. All the farming equipment can be sold at an additional cost.

There is also a 200 m² agricultural building near the house. The building has an adjoining lean-to measuring 200 m².

This lovely home is an old wine-growing farmhouse. The ground floor can be entered by either the splendid verandah of the fitted summer kitchen (20 m²) or by the front door, which gives onto a 12 m² reception hall. The verandah gives onto a large 45 m² living-cum-dining room with a fireplace that has heat recovery units. Next is the main kitchen, which is fully-fitted and measures 8 m². The bedroom on the ground floor measures 15 m² and has a dressing. The toilet is separate and the nice 12 m² bathroom has two washbasins, a shower and a heated towel rail. The storeroom measures 12 m².

The first floor has a 14 m² study, 3 bedrooms (2 x 12 m² & 13 m²), a 10 m² bathroom, a toilet and a 100 m² attic that can be converted. The adjoining garage measures 62 m² and communicates with the house.

A second house is located at the lower end of the estate. It is reached on foot via a 300-metre long path. With a living space of 100 m², it is composed of a 45 m² kitchen-cum-living-cum-dining room, 3 bedrooms (12 m², 14 m² & 15 m²), a toilet and an 8 m² bathroom.

There is a garage in the basement.

As for the garden, it is nicely planted with flowers and trees. To make the most of the day, you'll certainly enjoy the magnificent swimming pool (8m x 4m) and its shelter.

The roof is tiled and the construction is both of stone and traditional. The heating is supplied by an oil-fired boiler, which also heats the water. Some of the rooms have air-conditioning. The joinery is wooden and double-glazed. The drainage system is connected to a septic tank. The pool is chlorine-treated.
