Located 15 minutes west of Pau, in a typical village, this charming house has got character. To the left is a fully-fitted 19 m² kitchen that has been beautifully made, all white with white tiled floor, white furniture and lots of cupboards. From here, you can enter the garage and also go to the terrace.

To the right of the dining room is a 13 m² living room, followed by an 18 m² bedroom that faces due south, also with access to the terrace thanks to its double-glazed sliding doors. In front of it is a 6 m² bathroom with a tub, two washbasins and a toilet. To the right is a big 21 m² sun room that could become a second living room. It is entirely enclosed with windows and has wonderful views of the orchard.

The wooden staircase in the dining room leads to the next floor, which has a landing, 4 lovely bedrooms (11 m², 15 m², 20 m² & 21 m²) with clear views of the Pyrenees and parquet flooring. One has sloping ceilings and they all face due south. The largest has spacious cupboards. This floor also has a 4 m² shower-room with a shower and a toilet. On the north side, there is a big attic space.

The construction is traditional. The roof is clean and tiled with Picon tiles. Heating is gas-fired, in addition to the fireplace. Drainage is connected to a septic tank. Some fixing up is needed.

Located near all businesses and shops; 15 minutes from the A64 motorway, getting you to Pau in 15 min and to Biarritz in 1 hr 20 min; the mountains are nearby with ski resorts less than an hour away (Arette, La Pierre Saint Martin, Gourette).
