Selling Private Sales
Some hints.....
Here are 3 important factors to remember when you are
selling a Property:
* Location
* Location
* Location!
OK, so Location is important to the buyer. So how are you going to tempt the
buyer to finding out more from your advert. Emphasise the key location factors.
Think back to when you were buying the property; what attracted you to the
property?
Perhaps - Character, Quiet, Close proximity to the beach or other amenities,
Good access from Auto-routes, Easy to maintain, Buildings for renovation, Plenty
of Land or a Caretaker close by?? Make sure you emphasise these aspects in your
advert.
Of course, price is key. Don't be too ambitious, French Property prices have
been historically fairly static but for last few years prices have been
increasing about 10%. Just because you have spent money
renovating does not necessarily add the full value to the asking price. Make
sure the price is realistic and be prepared to negotiate.
A picture can say a thousand words so if you are using the Comprehensive Package
that uses 2 photos make sure the photos reflect the best aspects of the
property. Make sure the property is well lit by natural light - if you are
taking photos of the inside then tidy up first so that the rooms are clear of
clutter!
Contact details - whatever method you use email address, telephone or mail
address - respond quickly! Buyers will lose interest quickly and move onto
another property. At the end of the day the buyer will probably want to view so
arrange with the caretaker or local agent or friendly neighbour access rights.
Some French neighbours are wary of having the key and letting people into the
property.
