Montreuil Bellay Property Description
A UNIQUE OPPORTUNITY NEAR SAUMUR
IN THE LOVELY LOIRE VALLEY
This is a superb opportunity to purchase a conversion project of several caves into either one single dwelling or holiday lets in an increasingly popular tourist area.
Within four hours drive of the Normandy ports, the property lies at the edge of the peaceful troglodyte hamlet of Chavannes, between the ancient village of Le Puy Notre Dame and the picturesque town of Montreuil Bellay; surrounded by vines and pleasant countryside. The caves are in a horseshoe shape at the end of a shallow quarry, around a garden / outside area, one of them being lived in until 1981.
Electricity is already on site, the water main runs along the side of the road, and the quarry floor has been assessed as suitable for a septic tank installation.
Access to the caves is either by a private path, or across the quarry floor. There is space for parking four cars on a piece of land opposite the path.
The wine growing area south of the beautiful Loire town of Saumur is renowned for its cave networks, with many miles having been excavated from Roman times. Some are cut into the river cliffs of the Loire itself, while others (“en plein” and cut into the sides of quarries etc.) are found in the surrounding countryside. These caves have been used for wine storage, growing mushrooms, and not least human habitation. The nearby troglodyte museum at Rochemenier is one of the region’s most popular tourist attractions.
The present owners bought the property in 1998 with the intention of converting the caves into a holiday home (or maison secondaire), but ill health and other factors mean we are unable to carry this out.
The unusual nature of this property means that a visit is essential to fully appreciate it..
