Artas Property Description
Location: The property is situated just outside the village of Artas (2 km) in the Bas-Dauphiné region of Isère (Rhône Alpes), some 50 km south east of Lyon and 26 km east of Vienne. Both Lyon and Grenoble international airports are within easy reach (30km). The A7 motorway (Paris – Marseille) is a 35 minute drive away and the cities of Lyon, Chambéry and Grenoble can be accessed directly via the A43 and A48 motorways (access 15 mins). Property: The property occupies a secluded but not isolated, fully enclosed piece of land (total surface area: 23,000 m2) with beautiful views of the surrounding countryside. Access from the main road is obtained via automatic entrance gates which are equipped with an interphone. The grounds to the right of the driveway have been planted with fruit trees. The main house is situated at the end of a long grass driveway to the right of which runs a long, perpendicular building on two floors housing a barn, two stables, saddlery and a maisonette. To the left of the house runs a perpendicular ‘hangar’ behind which lies a vegetable garden. The ‘u’ shaped interior courtyard formed by the house and its outbuildings contains an attractive fountain feature with water supplied from a natural source. The surrounding walls of the courtyard and enclosed grounds (total surface area: 5000m2) are constructed of stone which is typical of the region. Beyond the house and grounds lies meadowland which has been fenced off. Main house: The house is a former ‘maison de maître’ or fortified house in natural stone dating from the 17th century. It is constructed on two levels and is divided into two sections right and left of a wide stone staircase leading from the main entrance. The entrance comprises a heavy oak door the form of which is in keeping with the style and age of the house. The ground and first floor accommodation to the right of the stairs (140 m2 habitable area) have been entirely renovated to a high standard:
The ground floor comprises an open plan living / dining area with original 18th century beams in chestnut and oak, a large stone fire place, a corner kitchen and access to two underground vaulted cellars. A corridor from the living area leads to a large bathroom and separate WC, one double bedroom with French doors opening out into the courtyard, a shower room, utility room, boiler room and storage area. The ground floor is tiled throughout in beige with exception of the bathroom which is tiled in white.
The ground floor has been extended with the addition of a garage and adjoining sheltered area which can accommodate up to two vehicles.
The renovations to the first floor include a small entrance area leading to a large double bedroom (33 m2) with wooden flooring and beams, built in storage and an ensuite bathroom and WC. There is fuel central heating throughout. The living areas to the left of the entrance staircase 160m2 habitable space) are in need of extensive renovation: The ground floor comprises two rooms of 40 m2 each, both of which have windows overlooking the courtyard, original 18th century wooden ceilings and flooring composed of antique terracotta tiles. The main reception room contains an original Louis XI marble fireplace with moulded stucco and floor to ceiling panelled cupboards which have been restored.
The first floor is composed of a corridor and window, two bedrooms and a further living space of 40m2 which could be transformed into an additional bedroom and bathroom. All the windows in the main living areas of the house are south facing and are double glazed. The wooden shutters have also been well maintained. The roof has been entirely renovated. Local facilities: Basic commodities can be obtained in Artas which has a bakery, newsagent, grocer, butcher, chemist, doctors’ surgery, and post office. Hospital facilities are available at a 15 minute and 30 minute drive. The village has its own primary and pre primary schools and public transport to other local schools is provided for secondary pupils. A bus stop is situated 100 m from the property. A variety of sporting and cultural activities are available in the village and surrounding area. Activities include basket ball, table tennis, rugby, football, judo, skiing, rambling, gymnastics, yoga, children’s dance classes, horse riding, cycling and music tuition. The town of St Jean de Bournay (a 12 minute drive away) offers a wider range of services such as supermarkets and banks. Visits / outings of cultural interest: Lyon (45 mins): The attractions of France’s second city also known as the ‘Capital of the Gauls’ are numerous. The city has been classed as a Unesco World Heritage Site since 1998 and is particularly renowned for its ‘soierie Lyonnaise’ (silk manufacturing), ‘Guignols’ (puppet shows), ‘traboules’ (hidden passages allowing access between streets) and its various museums and monuments. The ‘Bresse’ region offers a range of gastronomic delights including AOC poultry, foie gras and fish.
Vienne (30 mins): The city of Vienne is characterised by its splendid Roman remains. There are also castles and abbeys to visit in the surrounding countryside.
The vineyards of ‘Côtes de Rhône’ (45 mins)and especially Côte Rôtie, St Joseph AOC.
St Marcellin and Vinay (60 mins) are famous for their delicious cheeses and walnuts.
Grenoble (60 mins): The city of Grenoble was host to the Winter Olympics in 1968 and is much appreciated for its ski resorts and mountain scenery. The regional nature reserves of the ‘Vercors’ and the ‘Chartreuse’ are very popular with walkers.
The national park of ‘Ecrins’ and the mountain areas of ‘L’Oisans’ and the ‘Meije’ can be reached in 3½ hours.
Marseille and the Mediterranean: (3 hours).
