Civray Property Description

Situated on the outskirts of a small Market Town, I reluctantly Offer FOR SALE this former Mill workers cottage.
Dating back over 300 years, the property is full of character and potential for the right owner.
The local area is lovely and the house sits on the banks of the river Charente with views over an unspoilt island meadow with the river twisting round either side. Access to the meadow is across a small bridge which is regularly used as a backdrop for wedding photographs.


The house has been partly restored, in a typical French style, but needs to be finished. Unfortunately the property is being sold due to a recent divorce.


The area the house is located is in the small town of Civray in the Poitou-Charente region in the Vienne department.


Spread over 3 floors, the part conversion has created 3 generous sized double bedrooms, the main bedroom is around 18’ x 10’ with original fireplace.


The ground floor consists of a large Living room around 22’ x 12’ with traditional ‘Charente’ stone fireplace, with a local wood burning feature fire installed (believed to be over 100years old and originally used to heat a Cathedral). From the living room into the kitchen, with all plumbing and water in place, a sink with waste is installed in a work top. Additional work surfaces and cupboard storage at low and high level. Gas cooker with grill and fridge freezer will be left in the house. A solid pine table and four chairs will also remain.

At the back of the living room there is a basement/stairwell or wine cellar! This area houses the ‘Chauf Au’ or water heater for the shower and hot water. Which leads to the first set of stairs.


The first floor compromises of a large bathroom, with new toilet, sink and shower, along with storage units.


The main bedroom is around 18’ x 10’, it presently has a double bed, single bed two wardrobes and a traditional fireplace. The views over the river and meadow are lovely, especially first thing in the morning with the reflection of the sun on the river coming through the shutters and reflecting onto the bedroom ceiling. Herons are keen fishermen early in the morning.


The back door is at higher level than the ground floor, this does make sense as the French used to build hillside houses with the living rooms below ground or cut into the ground to keep them cool from the hot summer sun. through the back door is a 2 level flat garden with traditional stone wall, unfortunately the garden is now overgrown, it did used to be a lovely sun trap. The 3rd part of the garden is the tree lined hillside which is unusable really, when it is cleared you can see all sorts of wildlife living in the woodland. In total there is around 1 acre of land with the property. Also a small brick built shed just outside the back door.


Back inside the stairs lead to the 3rd floor which I have converted into 2 more large bedrooms and a storage landing area, one has a double bed in it and a small window over looking the garden, the other has a window over looking the river.


From the front door there is a barn/shed to the left, for storage of tools etc.


All essential services are within walking distance, the town centre (market days are Tuesday & Saturday, with a monthly Brocante - antique market) is a 10 minute walk away, along the bank of the river Charente.
The Intermarche (supermarket) is 10 minute walk in the opposite direction. Other useful shops in the town centre
are Butchers, bakery, Newsagents/Tabac, Tourist information, Gift shop, Clothes shop,
a few Cafes, a Hotel and Estate agents.
On the outskirts of the town there are two Supermarkets, DIY shop, larger Bakery, Restaurants, Motel, Electrical appliance shop, plus a few others.


Location – approximately 40 minutes south of Poitiers, where you can find ‘Futuroscope’ uk.futuroscope.com France’s 2nd theme park, all based on cinema/film/3D a great day out for any age. Also at Poitiers is an Airport, golf courses, many hotels and busy city centre with all the shops/markets you will ever need. If you like history Joan of Arc, Richard the Lionhearted or Eleanor of Aquitaine, all have links with Poiters and around the city are testimonials to them all.


Angoleume is the same distance south of Civray around 40 minutes, this is a lovely town built around a central hill, with the Cathedral of St-Pierre is a fine example of Romanesque architecture with markets, shops, a golf course and views over the rivers Charente and Anguienne.


Cognac and Jarnac are about 1 hours drive away, a great day out for cruising along the river and purchasing your Cognac, the worlds best brandy. The Medieval town is full of cobbled streets and café bars and restaurants also many tours of distilleries and history of how Brandy was first produced, with the usual sampling sessions at the end of your tour.


La Rochelle is the nearest coastal town, rich in history, this is a lovely fortified town. Cobbled streets and market traders, street entertainers all make La Rochelle a great place to visit. From the beach you can see ‘Fort Boyard’ famous as an inescapable prison. The beaches around this coast spread up to south Brittany, and down to Bordeaux.
