A FRENCH & COUNTRY LIFESTYLE – The most charming country cottage, enjoying an incredibly idyllic location upon the border of the Dordogne / Lot departements. The house is located within a most beautiful and quaint village, nestled in the corner of a beautiful fertile valley in the centre of the 'route de noix' at the foot of forested mountains in the North of the Midi Pyrenees. The house is just 5 minutes stroll from the incredible Dordogne river. The location is just beautiful. The mountains add awe and majesty, the protected forests and ever changing landscape, the Dordogne river: life, movement, and the chance to indulge in the most exhilarating swimming of your life! The canoe trips are beyond compare with views of hidden chateau and nature in its best untouched state. The fishing is diverse float and fly and fish are abundant.
The village is very small with the most wonderful inhabitants, who will absolutely respect your privacy, but are there at a drop of a hat when you need advice or a box of fresh produce from their allotment along the banks of the river. There are wonderful village gatherings, the most notorious being the picnic at the top of the mountain overlooking the village. Everywhere in the valley, walnut trees are predominant with tobacco and corn growing alongside. It is wonderful to watch the changing seasons and see how the crops are brought in.
The house is beautiful, country, rustic in style. Built in 1850, it comprises of a three floor house and huge adjoining two floor barn. The house looks over the small village road to the mountains at one side and to the other a beautiful private garden. Large double doors open into the property allowing a first and very surprising view of the large garden beyond with wonderful mature trees which provide great comfort in the height of the Summer. To the right the lower floor of the barn, to the left the house itself.
We enter via the large lounge with large double glazed window doors to two sides. One set open directly onto the garden and allow such a wonderful living space in the months from February/March right through to November. The room has a tiled floor and characterful beams and wooden spiral staircase. The stairs lead up to the second floor where we find the kitchen / dining area. White washed wooden floorboards and beams and a huge fireplace allow both a feeling of space and also a wonderful cozy country atmosphere. The dining area has a window overlooking the mountains.
Nearby we find the tidy shower room with toilet and basin. Next a double sized bedroom overlooking the garden. Next door a double bedroom with window surrounded with beautiful original stone feature overlooking the mountains.
The staircase continues upwards to the third floor.
Here the roof is fully insulated. A third huge bedroom has been initiated and is almost structurally complete. Centrally and above the lower floor shower room is an area which has been earmarked as a second bathroom. We have a quote from a local plumber for 450 Euros to extend all piping to allow for a toilet, sink and bath with shower. Next to this a fourth good sized room can be built. In a nutshell, the house can be extended to a two bathroom, four bedroom status at little cost but allowing good future investment. Along with this the adjoining barn can be developed. It is in good structural repair. There is an existing access through one bedroom into the second floor.
The barn allows two good sized rooms downstairs and a vast, vast high ceilinged room upstairs. Adjoining this is an open hanger/barn with upper floor and lower floor in which one can put a swimming pool or create a garden room.
The cottage is ready to move into. BUT it offers such huge further potential for development and revenue. The property can be developed into a huge house or house with gite.
The garden is a wonderful size. Perfect for a family with plenty of room but not masses of work. Good planted borders and a lovely 'L' shaped lawn. Safe, enclosed and perfectly characterful.
The village feels like it is miles from civilisation but is in fact 5 minutes drive along the river to the nearest town with all facilities including supermarkets, bank, market and schools. A mention must be made of the great canoing facilities here, horse riding and the aqua park which is a must even for adults on their own!
The wonderful historic and artistic city of Sarlat is 20 minutes drive, Historic Rocamadour is nearby, along with a multitude of other amazing sites of interest. The region is full of prehistoric sites and areas of natural beauty. It is constantly changing and always alive.
Souillac / Brive airport is due to open at the end of 2009 allowing flights from UK. This is 15 minutes drive away! There is also Bergerac and Limoges airport at around 1 hour away. The various spectacular Southern France coasts can be found at just a drive away, as can skiing and all winter sports. Nearer to the house is the incredible Volcanic region of the Auverne which offers an incomparable backdrop to a skiing or hiking trip.
The property has been a family home - it offers a perfect setting for a permanent or holiday home.
We are selling our home very sadly and very reluctantly due to the illness of a family member in the Uk and our need to be closer to them.
