Le Dorat Property Description
This very attractive property sits in the centre of the lovely medieval town of Le Dorat; just 40 minutes north of Limoges. It is right in the centre of town with all the lovely restaurants, schools, shops nearby and also within walking distance from the railway station on the Poitiers-Limoges line.
The property has been used by an artist so on the ground floor is a very large studio/workshop space (85m² approx) with an abundance of work surfaces and shelves and a small gallery area to the front. At the back there is a very attractive sunroom (40m²) over-looking the secluded walled garden (100m²) with a little outbuilding that used to be his and hers. Also on the ground floor there is also one room with a fireplace which is presently being used as an office (15m²), and a washroom/utility room (14m²). On the other side of a staircase which is presently closed but could be reopened, there is a single garage and the boiler-room for the town gas central heating (the boiler is 5 years old).
The first floor currently includes all the living accommodation on either side of the long hallway. On the right hand side there is a pretty, airy fitted kitchen (15m²) with an old oak cupboard in the corner. This leads to the spacious living/dining room (33m²) with an attractive fireplace with book shelves on either side. On the other side of the hall, over-looking the pretty garden, is a bedroom (15m²) with fitted cupboards and next to it is a very spacious bathroom and shower room (9m²). Completing the living space is a TV room (19m²) which leads to a small landing with two bedrooms (11m² and 19m²); the second one has a shower and wc en-suite.
The attic is used for storage, and the roof was redone a year ago.
This is a spacious well renovated house that could stay as seen but then could be put back into two flats as it was originally. On the ground floor, you could continue to be creative in the large studio/workshop or alternatively, this could be transformed into a very large living space; there are certainly lots of possibilities with this property! This is very comfortable home full of original features (beautiful wooden floors, marble fireplaces, etc.) which has been lovingly renovated with taste and is well worth a visit. |
