Property Description:
Fully restored 3 bed 2 bath farmhouse situated in a quiet hamlet with 4 outbuildings with full planning permission, large pool and established garden. If you are looking to establish your own gite/chambre d'hote business this is your dream property. Alternatively just sit back and move into a newly renovated house and enjoy the peaceful location and a dip in the large pool set amongst the mature fruit trees in the established garden. The newly renovated farmhouse comprises of a large beamed open plan living, dining and fully fitted kitchen including dishwasher, double oven, stainless fridge freezer. The living area has a wood burning stove which heats the entire house, even on the coldest nights (luckily there aren't many). Traditional terracotta tiles are laid throughout. French doors open onto the garden and pool area. New double glazed wood framed windows have been installed throughout which flood the house with light. Also on the ground floor is a double bedroom and an all new large bathroom, tiled floor to ceiling, with a fab shower over the bath. Both the bathrooms and kitchen are fitted to the highest spec, that would meet the most discerning purchasers expectations. Upstairs off the hallway is the master bedroom and character ensuite. Further down the hall is the third bedroom with sloping ceiling, suitable as a childrens room with two beds. The house includes all the quality fixtures and fittings and can also include furniture if required. The 9m x 6m double bubble pool has recently been installed as you can see from the photo the grass has yet to grow but as everything grows so quickly here, it want take long to establish, it receives the sun all day. The pool is fenced to meet French law requirements. The pool is the size recommended by the manufacturers to accommodate 20 -30 guests. The 4 outbuildings have electricity, full planning permission and architects drawings to be turned into 3 x 3 bedrooms and 1 x 2 bedroomed cottages. Two of the buildings have previously been lived in, in french style, both have large fireplaces, water and original features. The two barns are large with high character beams and stonework. The property also has a large bread oven housed in its own stone building. Apparently all the bread for the hamlet was baked here during the war. Its now great for pizzas around the pool! There is a well which comes in useful during the long hot summer months to water the garden and top up the pool. The large garden is a haven, alovely place to relax over a glass or two and watch the sun go down. Most of our meals are taken outside, it seems a million miles away from the modern world. walk through the orchard to reach the attached large paddock to do with what you will, a horse? chickens? You decide. My son also wants me to mention his treehouse built into the large chestnut tree overlooking the pool. From our quiet hamlet you can walk 5 minutes down the lane to a fishing river or take part in the many meandering marked walks with spectacular views. Rochechouart is the nearest village, a 5 minute drive. With its cobbled streets, grand chateau (attracting 80,000 visitors a year) medieval church, fishing lake, it is a beautiful village hosting markets and fetes. There are great boulangeres, and other shops and amenities. A couple of great restaurants and bars. Our son goes to primary school in Rochechouart getting picked up by the free school bus each day. He has been welcomed into the school and adapted well. There is also a pre school and highschool in the village. Living here we are an easy 30 min drive to Limoges airport with its daily cheap flights from various airports in the uk, 40 mins from the city of Limoges, 10 mins from St Junien a large town and 15mins from swimming lakes with beaches and watersports. Please dont hesitate to contact us if we can answer any questions or provide more photos or details. There are notaires fees to be added to the price but no agency fees.
