There aren't many detached houses in good situations, nice and quiet, with no structural faults and plenty of potential at this price any more here, so the discerning buyer will try and snap this one up before someone buys it through another agency. It's probably even negociable......come and see it while you can, and before I take some much better pix with a nice blue sky and the hordes start beating their way to our door to snap it up! You KNOW it makes sense! "Seriously, folks," as the older amongst us (like me) will recall the immortal Hughie Green saying with that funny little smirk he had, this house just needs a makeover, there's nowt wrong with the roof or walls; wiring seems ok too. It's a bit sad looking, but hey, paint is so cheap in the UK, you just need to throw about 40 litres of that peach colour we all love (you should see our barn!) in your boot and the house will thank you in ways you could never possibly imagine! (Yeah yeah, for the pedants.. You WILL need to take it OUT of the boot and actually use a roller to put it on the walls....outside surface like...sorry. Mumble mumble...) A house which presents as badly as this one does is always a good buy if it's ok structurally.. Quick makeover, it's worth a bunch more, more than the buying price and the cost of upgrade! Honestly, I should know what I'm talking about, I've been doing this for years. We see you through the buying process, and help with all the services, and orient you in your new surroundings...where the best restaurants are, where you can buy the best sossies/bacon/eggs, where you can find a plumber (worth their weight in platinum now, never mind common old gold...) honest english speaking builders who work with french artisans, a tech guy to come in and get you up'n'running on broadband and set up your new blog/website, project managers if you want to do it by remote control, all you need, in a word. I'm sorry to be ranting on like this, but I have to put about 650 words in according to my webmaster so hey, bear with me, we'll get to the actual house details any time now....maybe! The house sits, (if a house can be said to actually sit,) but anyway, the house exists in a nice private plot with mature trees and a bit of a view....behind a gate, and with a hedge all around, and nothing unpleasant visible from house or garden. Hey, almost forgot, it's in a hamlet, if you take a hamlet as being like a small village with no shops or Mairie. A village usually would have these. So, the long awaited description. Well, it’s all on one floor! Though if I recall correctly, the garage may actually be a trifle lower, floorwise, than the house. On entering through the front door (don’t you just love the way estate agents make these stupid comments, “Through the front door,” as if you’d be coming down the chimney...good grief! You find yourself in a dining room of 10.80m², kitchen next of 6.75m², then a salon of 9.90m², a central corridor uses up a lot of space and obviously all the internal dividing walls could be and should be rearranged....giving a fair bit more floorspace. bathroom 6.30m², two bedrooms of 11.74m² and 9.53m² and the garage of 17.80m² which could become part of the house, say a nice big living space...., with a cellar with external stair access to the right from the garden. Yes madam, of course there is a toilet! There is a fosse-septique up to modern norms with proper soakaways.. TRY AND IMAGINE that garage.....full size glazed bay, lovely new diagonally-laid terracotta tiles with cabuchons in blue-glazed terracotta, big pots with lemon trees soaking up the sun, this could be lovely and if you need one you can always stick a carport on somewhere, or even put up a separate garage. No problem turning this into a 3 or even 4 bedroom bungalow, all you need is a pencil and paper for the plans and of course a chequebook (yes of course there's always a snag, but this is the real world or so I'm informed.....) There is an oilburning stove with electric hot-water tank. Roof is in Everite, which if someone wants to you can put the lovely terracotta roman channel tiles straight on top of, as it’s the same wavelength. This is done on Cathedrals here, gives a very solid and pretty roof. Windows are single-glazed and there is about zero insulation, but at this price it’s all part of the fun! Think....good weather, quiet, pretty location, detached, nice garden....phone RyanAir or Flybe right about now and get out to Limoges Bellegarde airport and grab it while it’s still here! Next week it might be in Benidorm! (Dumb comment, sack that man!)
