St Agnant de Versillat Property Description

To summarise this is an 8 bedroom property situated in the main square of a small village. The property is currently divided into two houses side by side. One is a three storey house and the other is two storeys. The house is packed full of features and has been tastefully decorated. The house is not perfect and requires ongoing maintenance. The village has a butchers, a bakers, a primary school, a grocery store and a hairdressers. We are 45km north of Limoges in the Creuse region of France. Limoges has an airport which is used by Ryan Air and FlyBe. The nearest commercial centre is La Souterraine which has a large Leclerk, Carrefour, Aldi, Lidl and a Leaderprice. La Souterraine is 5km away.



The Three Story House.
Entry by a large wooden front door into the downstairs hallway. The main staircase is in front of you which rises through 180 degrees to the first floor. It is Oak and has been restored and varnished to a beautiful gloss finish. On the ground floor next to the staircase there is a corridor to a downstairs WC and wash basin. Standing at the front door looking at the staircase there are doorways to the left and to the right. The doorway to the right takes you into a room which is 5m wide and 7m long with a doorway leading into the back garden. This room is a bar which the owner uses as an entertainment room. It has an inset log burner. The floor is tiled.
The doorway leading off to the left of the hallway is to the kitchen/diner/family room which is once again 5m wide and 7m long with double glass doors leading to the garden. The room is divided equally by a high counter top (1.2m) into a kitchen area and a lounge.
In the lounge area is a large open fireplace which currently has a free standing log burner in it. The floors are a light coloured laminate.
The kitchen area has more work surface than you need! It is arranged in two areas. One for cooking and the other for utilities. The kitchen units are varnished oak. There are plenty of sockets, taps for white goods and plenty of lights. The floor in the kitchen is tiled with a floor drain.

First floor
Standing at the top of the stairs there are two doors leading off left and right. Ahead of you is a lobby area with a window looking out into the village square and church. This lobby area is 2.2m wide and 4.1m long. The floor is varnished parquet. The staircase continues to the second floor to your right and is once again through a 180 degree turn. There is a floor to ceiling built in unit for display. The door to the left leads to a bedroom 5m wide by 7m long. This bedroom has an en suite shower and wc. It also has a dressing room with hanging and shelf space. There is a window overlooking the garden and a window overlooking the front square. There are built in cupboards and shelves which are original and a fireplace which is not in use as there is a safe in it. The floor is polished parquet. Overall it is a huge room with masses of storage space without any furniture being in it.
The doorway to the right leads to another room 5m wide and 7m long.
The owner was using this room as the lounge. It has loads of storage space behind two cupboards and a built in fire place which is in use.
There is a doorway in this room that is currently blocked with a stud wall. This doorway leads to the first floor of the second house.
The floor is varnished parquet and is very tastefully decorated.

Third Floor
The staircase turns once again through 180 degrees and then through a large oak door onto the third floor landing. On this level there are three bedrooms and a family bathroom. Two of the bedrooms are 5m wide and 3.5m long and the main bedroom is 5m wide by 7m long. All of the bedrooms have oak beams running through them and are individual in their own rights. The main bedroom is fantastic and there are double doors leading onto a balcony are. There are fantastic views across the countryside.

The Smaller House.

Its not small, it’s just smaller. Entrance is by a front door into a large open plan area with sliding patio doors leading into the garden. This room has tiled floors and a suspended ceiling. The room is 7.5m wide by 7m front to back. There is an enclosed kitchen in the corner of this room measuring 2.3m wide by 3.5m long. The kitchen has fitted units and a built in oven and hob. The room has an inset log burner.
A straight staircase in Oak rises to the first floor where there are three bedrooms and a bathroom.
Bed 1 is 3.6 x 3.8 with built in wardrobes
Bed 2 is 4.0 x 3.6 and is joined to bedroom 3 by a doorway
Bed 3 is 3.6 x 3.4

All the floors are original oak. From bedroom three a doorway leads off into the first floor of the barn where there is a children’s play area. The floors of the barn have been re floored with 22mm moisture resistant floorboard and are structurally sound.
The barns run at 90 degrees to the houses and form a garage to the front of the building. They are big enough for a conversion into a large three bedroom house. The garden is enclosed with a double gate to the side of the property. It is a combination of patio and grass. There is a circular swimming pool which has been sunk into the patio area. The swimming pool requires a new liner and pump.
