The house is a perfect example of a tranquil slice of rural Burgundy. It's life in the country, without being remote or cut off. It's a pavillion style, four bed two bath property with stunning panoramic views, and a quarter acre of field for grazing or growing.

The house is in department 71 - Saone et Loire. It is situated in the quaint village of Anost, and more specifically, in the small commune of Varin.

Anost has everything you need for day to day life, two small shops, a boulangerie, boucherie, La Poste, a cash point machine, several restaurants and bars, a takeaway pizzeria and even a cinema!

The property is in the stunning Morvan National Park, and literally two minutes walk away from beautiful woods and pine forests. It is a paradise for walkers, mountain bikers, and horse trekking.

Bedroom one
Enter the house through the front door into a small porch, which leads into the hallway. Turning right, the first door is a good sized room, 4x3 metres, plus lare built in wardrobe space, currently used as a guest room.

Bedroom two
Continue down to the end of the hall to find to your left, the second bedroom, a further 2m squared bigger than the first, and again, with a large built in wardrobe space. Currently an office.

Downstairs Bathroom
This room is not pictured, as it is still to be done. If enquiries are made quick enough, it can be done to your spec. It currently consists of wc, bidet, sink and bath, and desperately needs replacing. A mosaic style wetroom is planned.

Utility Room/Cellier/Garage
There is a door at this end of the hallway which leads into the utility room/cellier, which provides access to the garage.

Living/Dining Room
Turning the other way from the porch, you enter the large living/dining area of 45m2. This space is the heart of the house, with views to the west and double doors to the back terrace and garden. There is a large wood burning stove and this area, like all the rooms throughout the house, has electric heaters. Part of this area has a vaulted ceiling, with light flooding in from a roof velux window, and is open to the upstairs balcony.

Kitchen
Through double doors, leads into the kitchen. A good size, 4x3, and completely refitted to a high standard. Solid oak worktop, ample storage, wall units, slide out pantry, double ceramic belfast sinks, five ring gas hob and large oven, extractor hood.

There are double doors from the kitchen to the south face terrace and gardens.

Climb the spiral staircase to the upper floor, and you find yourself on the balcony, open to below, and providing views through the velux across the valley.

Bedroom Three
Three rooms lead off the balcony. The first is a very large bedroom, 5x4, which has a second room attached to it, making good use of the space above the garage. Currently a blank canvas with down-lights, it could be a large en-suite or walk in wardrobe.

Bathroom
The middle room from the balcony is the large bathroom 4x3. The raised seagrass floor with sunken uplighting provides part sunken and double ended bath underneath the velux window. Glass bowl sink, shower and w/c - this gorgeous bathroom is brand new. The concrete floor on the lower level in the photo is to be finished in white tile. Classic style white furniture will also be added.

Bedroom four
The last room on the upper floor is the largest. With a huge velux to take in the amazing views, this room is the Master Bedroom, at 36m2 (4x9), plus walk in wardrobe. It would also make an ideal games room or gym if you felt it was just too big to use as a bedroom. This room has the same seagrass flooring as the bathroom, yet to be fitted, but pics will be updated asap.

To the front of the house is the drive and a small raised area of lawn which sits at the top of a rockery. The rockery is almost entirely empty at the moment, a blank canvas waiting for you.

The second area of garden is the south facing garden, the length of the house and 4 or 5 metres wide. An area of this garden has been turned into a kitchen garden with tubs of herbs, and a flower border.

There is a large, scruffy and soon to be finished/gravelled/slabbed terrace area which wraps around the house from the south to the west. The south terrace has a breakfast patio from the kitchen, and steps down to the garden. On the corner of the south and west, will be a large brick built barbecue. From the rear of the house, you will be stunned by the views to the west, reaching across the valley and into the Morvan National Park. A brick paving patio enjoys the sun all day.

The rear garden is large and slopes away but is easy to maintain, the slope not being that severe. Beyond the garden is more land which comes with the house - a large field, ideal for your dream of an orchard, vineyeard, or for keeping animals.
