General description and room sizes:
The main house sits on a hill at the southern end of the Morvan National Park, giving the appearance of a single storey house from the front view, but a large two storey house from the rear.
You enter the house by a front porch/conservatory approximately 3.5mts x 2.5mts, with a newly tiled roof and tiled floor and re-plastered walls.
You then enter the main property through the front door into the lounge area (approximately 6mts long x 3.7mts wide). This room comprises of a fixed corner unit housing the electricity meter, and a large authentic fireplace 1.75mts high x 1.65mts wide, and a working cast iron wood burning stove, with flue to chimney. It also has a Sky television box providing basic British channels by means of a satellite dish attached to the chimney on the roof.
To the right of the room upon entrance is a doorway to a fully fitted kitchen (4mts x 3.5mts approx). The kitchen comprises of units and worktops to each side and a large window to the front. Fitted gas hob and electric cooker. Specific space for washer/drier with plumbing and drainage and free standing upright fridge freezer space to the left of the kitchen. To the right there is the sink, with rinsing bowl, room for under-bench slimline dishwasher, and a small full length broom cupboard. Windows are to the back and front.

Both the kitchen and the bathroom have tiled floors with wooded, sloping ceilings.
On the left of the lounge there is the entrance to the dining room, with authentic original terracotta tiles to the floor. This room also provides access to the upstairs loft conversion and downstairs to the cellar/bar/exit to rear patio. Passing through the dining room is the entrance to the two ground floor bedrooms. Both recently refurbished and plastered with new ceilings, and terracotta tiling to the floors. Both rooms are approximately 13mts squared.
Leaving this room down the stairs you will find a cellar/party room which provides access to the rear terrasse. The room has a tiled floor with interesting arches in the roof, a little light is provided by a small double glazed frosted window which looks to the front of the house. The cellar has authentic plastered walls bearing small areas of original stonework for effect. The room has four electric points and plenty of wall lights. The door to the rear terrasse is hardwood double glazed and also has a secondary wooden shutter door. The cellar has cold water supply and external drainage for the possibility of a further small kitchen area.
Entering the terrasse you will find a large concreted flat area overlooking the small wood and lakes, this area covers the whole length of the house and is approximately 4 metres deep. From the terrasse is access to both sides of the house to the front elevation and also access to a further undeveloped cellar, which is currently used for storage and houses the gas fired central heating boiler. Both cellar areas are approximately 6mts x 3.7mts.
Moving upstairs from the dining room to the loft conversion. The loft comprises of three rooms, two are currently renovated with wooden floors and the same plastered/exposed stonework effect. A further room is available for completion to either another bedroom or a further WC/bathroom. Plumbing is available for the bathroom option.
To the top of the stairs to the left is the largest room, with one window looking south and another large velux window looking east over the rear fields and lake/wood area, both with wonderful views of the countryside. This room approximately 18m squared in area. The other finished bedroom looks to the front of the house and over the larger field. This room is decorated to the in the same style, with wood and plastered white walls. The light to this room is provided by a nice walk-in dormor window with views to east, west and north of the house, and of the outbuildings/stables. Approx size is 9mtrs squared.
The other room, as mentioned previously is unfinished, but requires little work for completion. With views again to the rear field and lake/wood area via a large velux window. Approx size is 7.5 mtrs squared.
Building sizes
The overall internal areas for the main accommodation is approximately 240 metres squared.
The garage/barn is approximately 16mts squared and could be converted to further stables or vehicle storage. Currently used for general storage!
The larger barn comprises of an old house which has been extended to provide two stables to the side of the house. The house has the possibility to be converted into four or five further stables, or to be renovated to a useable dwelling with attached stables as it has a fixed large fireplace similar to the main house. The barn also has a very large loft area, accessible from the rear due to this building also being built on an incline. There also stairs down to a very authentic wine cellar made from arched brickwork, which sits under the building. The barns total groundfloor area is approximately 90metres squared.
Are the windows double glazed? Wooden or UPVC frames?
All groundfloor windows are single glazed with wooden frames. All Cellar windows and upstairs windows are new, wooden and double glazed.
Central heating? Oil, Gas, Electric?
The ground floor is centrally heated by a gas boiler located in one of the cellars, there are radiators in all rooms. The cellar bar and upstairs loft rooms are heated by oil filled electric radiators if necessary, but the heat generated from the groundfloor is usually adequate to heat the whole house, regardless of temperature.
The house has a large gas tank installed by Totalgaz, which supplies the gas central heating and the kitchen hob.
The water is heated by a large electric storage boiler located in the downstairs bedroom. It provides a constant supply of hot water to the house.
All electrics and plumbing have been renewed in the last few years.
Water supply; is it on mains or does the property have a well?
The water supply is a mains connection, but the house also has access rights to a neighbours well in the unlikely event of non-supply.
Is there a fosse septique? Is it up to current standards?
A brand new fosse septique system was installed in 2007 to the current standards at a cost of approximately 6000 euros
The land: Is at all meadowland?
The land has been all meadowland up until very recently, as the farmer who maintains the land asked if he could grow wheat on the top field just this year. Because the land is under utilised, we agreed that the farmer could try this year but it was not to be a permanent arrangement. The field can be returned to meadowland over the period of a year. All of the land is rent-free to which the farmer has no legal right
How is the land fenced?
The land is fenced by wire fencing and hedges. All of the land can be contained easily to house livestock.
Is there a water supply to the fields?
Not at present, but it would not take a lot to arrange.
Lake or stream (how large, what kind of fish)?
The land has three or four fresh water springs which fill two small lakes and then run down the valley to La Roche, a larger stream. The smaller lake is circular and approximately 50 metres in circumference but quite shallow. The larger lake is approximately 200metres in circumference and is considerably deeper. The water was tested to a standard suitable for swimming. Both lakes can be drained. The fish in the larger deeper lake are mainly Carp.
Are there any rights of way over the land?
There are no rights of way over the land, although hunters are legally allowed access during the hunting season (October)
Stables: How many, what style, sizes?
Two stables at present in need of restoration but useable almost immediately.
How close are the nearest neighbours?
The nearest house is approximately 200 metres away.
Nearest village and what can be found there.
The house sits between two villages, Millay and Larochemillay and it is 2.5km to both. Millay is the community under which the house falls under regarding the Mairie. Millay has a very old church, a post office, a convenience store and a bar/restaurant. Larochemillay is a little bigger than Millay, and has a post office, a few bars/restaurants, a lovely church and is generally a little busier than Millay.
Nearest large town and what can be found there.
The town of Luzy is 7km away from the house, about a ten minute drive. It is very quaint and typical of rural France. It has everything that you may need, supermarkets, diy stores, hotels, bars, restaurants, markets, festivals, banks etc.
How close are the tourist facilities, public lakes, fishing, swimming pools, leisure parks?
Autun is a 25 minute drive from the house and is a big tourist city during the summer months. It has a very large public lake and swimming centre. It is famous for a host of preserved Roman buildings and is a heritage site of France. It also has a fantastic medieval cathedral. Again anything that may be required can be found here
Schools: How far are Ecole Maternelle, Primaire, College, Lycee?
The nearest ecole maternelle (2-6 years) is located in Millay – 2.5kms, there is a Primaire and College in Luzy – 7kms, and the main college for the area is located in Autun - 27kms
Where are equestrian centres, feed suppliers, farriers, vets, competitions
All supplies can be found in Luzy – 7kms, the nearest vet is approximately 4kms from the house on the road to Luzy and clearly signposted. As all the surrounding area is rural there is a lot of focus on the welfare of livestock, therefore there are lots of horse riding clubs and there is huge showjumping event held annually in Etang Sur Arroux, approximately 15kms from the house.
What it the out riding like? Is it off road? Are there plenty of bridleways?
There are numerous bridleways and logging paths through forests in the immediate surrounding area. There are very few cars on the huge network of minor roads. It is ideal for horse-riding.
