This property is a pretty semi-detatched longere of stone and slate construction. Also included is a large Hangar (see photo).
Within the cottage (white door, windows & Velux windows), there is an open kitchen, living area and bathroom to the first floor and two bedrooms to the second floor. There is a huge stone fireplace with new and large wood-burning stove(purchase to be negotiated).
The buildings on either side are not habitable at present. The building on the left of the cottage used to be a stable and the building on the right of the cottage (only the end of this building can be seen) was what can only be described as a barn. However, this building does have a large stone fireplace.
All the buildings are in need of work. However, the two buildings on either side of the cottage offer great potential for two beautiful homes or property for holiday rental. There is a small building at the far end of the longere which is owned by an English lady hence the semi-detached description.
The first building is approximately 18ft. x 11ft. 11ins. The second building which is the cottage is 30ft. 7ins. X 18ft. The third building is 39ft. 8ins. X 18ft. The garden is 89ft. x 78ft. All the measurements are approximate.
The garden is particularly difficult to measure as it is not a perfect oblong. It is however a large garden. The walls are all stone; thick and sturdy.
The cottage benefits from recent re-wiring. Hot water is via an electric boiler. Water used to be spring water and as such was completely free. However, due to old pipework the property now needs to be connected to 'mains water'. The cost of this is reflected in the price asked for this property. A quote is being requested for this work.
There is a large hangar (barn) of wood construction at the end of the garden. The beams are very thick. This building has fantastic possibilities as a barn conversion project.
The property is set in a hamlet of only a few dwellings and overlooks some beautiful countryside which is the equivalent to our protected National Parks.
The nearby village of Scrignac (5 minutes away) has a school, butchers, grocery shop, Post Office, chemists, restaurant and Tabac (café and tobacconists). There are many clubs and associations for the community minded.
The nearest beach is 25minutes away by car and the nearest car ferry is just 40-45 minutes away by car (Roscoff). Roscoff is one of the most delightful fishing Towns in the area and has a number of beautiful hotels. There are some lovely towns within 10-15 minutes drive (Huelgoat and Guerlesquin) that offer markets, small shops and supermarkets. The larger town of Morlaix is only 30 minutes away. Morlaix is a port where the boats and yaughts are moored. Shops are cosmopolitan and there are many cafés and restaurants, and of course night life if you want it.
Oceanopolis (the Breton equivalent of Sea-World) is only an hour or so away in Brest. The nearest Airport is also in Brest.
This property has fantastic potential for development of all of the buildings, either as a luxury family home or for holiday lets for a generous income – or both. There are very few properties of this size left in the Brittany area as most have been snapped up.
