Gouarec Property Description
Beautifully renovated 16th century gite complex in a courtyard set in lovely large mature gardens with heated pool. 1.5km from a small town with all amenities & schools. Close to Lac de Guérlédan in Central Brittany.
When we bought the property in May 2003 it needed a lot of TLC to bring it up to a reasonable standard! The larger gite had a new roof and 4 walls plus 3 trees and a garden inside! This was completely renovated in 2003/4 whilst the smaller gite was completely gutted and renovated in 2007 and both were decorated throughout in 2010.
The property is being sold as a successful gite/B&B business with its own web site. It generates a comfortable income.
The farmhouse has been completely revamped over the years and, for example, now has a real cook's kitchen with bespoke Chesnut units and quality appliances, and benefits from oil-fired central heating. All the rooms are very spacious and the bedrooms are all good sized doubles. We have used it very successfully for B&B accommodation but stopped doing so in 2009 due to our decision to change direction.
The property stands on land of approx.5000 sq.m which is about an acre and a half. There is a large heated swimming pool safely enclosed in its own garden. The farmhouse has a large mature private garden with terrace shaded by an ancient medlar tree, barbecue, swings, vegetable/soft fruit garden, small orchard, greenhouse and shed. The garden is surrounded by traditional hedging and many different trees including cherries, damson, holly, pine, hazel, oaks, etc. There is also a range of climbing shrubs such as grape vine, wisteria, honeysuckle and clematis. The gites have their own private enclosed gardens each with patio, swings and barbecue.
The front of the property is largely enclosed by the walls of its barns forming a lovely large south facing courtyard with its centre piece of a prolific peach tree surrounded by roses, plus there is a well which is used for garden watering. The courtyard provides lots of parking and there is also a 'roofless' barn for more parking, a small barn and a large barn, all of which could be converted to provide additional accommodation.
It is ideally situated only 1.5km from the centre of Gouarec, a small town on the Nantes-Brest canal with all amenties for day to day living, eg doctors, dentist, 3 bars, creperie, 2 restaurants, 2 supermarkets, pharmacy, florist, 2 banks, 2 bakers, post office, hair & beauty salons, garden supply shop, 2 garages, 2 schools: 1 state primary for 2+-11, and a private school for 2+-18+. Gouarec is located in the heart of Brittany making access from ferry ports and airports very easy: St Malo and Roscoff ports and Dinard, Brest and Rennes airports are all within 1h30 drive. It’s a perfect location as although it feels rural, it's only a 2 minute drive or 15 minute walk to Gouarec, and only a 10 minute drive to Lac de Guerledan.
All farmhouse and gite 2 doors and windows are double glazed hardwood (except the Velux windows). In the smaller gite they are double glazed uPVC. All interior doors are wooden with iron stable-type latches & hinges.
It has mains water and electricity with an approved septic tank, oil tank and boiler house plus gas bottles.

Summary
We’ve spent years renovating and modernising our property and have worked hard to retain the original features whilst creating comfortable homes.
Our neighbours are very welcoming and friendly. It’s a lovely quiet rural hamlet on the edge of wonderful moor and forest (Les Landes de Liscuis), great for walking and horse riding, but walking distance to Gouarec. We will be very sorry to say goodbye to our lovely home but feel it's now time to move on to the next challenge.
