Property Description: The beatiful cottage is part of Les Granges which is a beautiful group of 15th century chateau outbuildings and houses. Less than 20 minutes from Bergerac airport, it nestles on a hillside below the pretty village church and the old chateau of Cahuzac.
The house is a very pretty "Perigourdine". It has some outbuildings attached to it and it sits on 4000m2 with superb views to the front and rear.
Its ripe for renovation and could be restored into a very attractive 2 to 4 bedroom house with it's own private driveway.
This project is not for the faint-hearted as the house needs roof work and a full renovation of the inside. The rear outbuilding, which could make a fabulous kitchen diner is part ruined.
Expect to pay at least 1000€ per square metre for the renovation if you are having the work done by artisans. The minumum amount of work would probably cost 100,000€.
However the finished article would be just stunning and well worth the effort.
The pretty village of Cahuzac is located on the borders of the Dordogne and Lot et Garonne in South West France. The Bastide town of Castillonnes (4 km) has schools, a medium size and a small supermarket, a butchers, 2 bread shops, 5 restaurants, a bank, a range of other shops including charcuterie and an epicerie. There is a market every Tuesday morning. There are 5 golf courses and a driving range within 30 minutes drive. The Bastide towns of Eymet, Villereal, Monflanquin and Monpazier are all within easy reach and Bergerac airport is less than 20 minutes drive. Bordeaux and Toulouse are both less than 2 hours drive.
