St Michel de Double Property Description
Situated in an idyllic countryside location in the Dordogne region of France, this established carp fishery has a three-acre lake filled with specimen carp to 40lb+, a 3-bedroom detached single-story house that overlooks the lake and a newly renovated lodge for visiting anglers. There are also two further barns that offer scope for expansion. One acre of the land has recently been classed as 'Zone Constructable' meaning that applications for planning permission are likely to be viewed very favourably.
The whole is set in 30 acres of unspoilt meadow and woodland in a tiny of hamlet of just three houses, which is just 1.5km from the nearest village with its school and bar/restaurant. Supermarkets and other services can be found in the local town, which is 15 minutes drive away, while air, train and motorway links are around 30 minutes distance. Quiet and secluded, and located at the heart of one of France’s largest remaining deciduous forests, this property offers the perfect opportunity to realise your dream lifestyle.
Business
The fishing holiday business was opened in August 2009, and the lake and lodge are currently let on an exclusive basis at £850 per week although there is the opportunity to double this with the inclusion of food and bait services. All marketing is internet based and the website is included in the sale. Bookings are still being taken for 2012, so you really can move in and start earning from day one.
Lake
The lake is rain fed, which means that it is completely private and there is no requirement for fishing permits. Night fishing is allowed and there is no requirement to register with the fisheries department or adhere to any of their regulations. The lake contains specimen carp to over 40lb, catfish to 55lb plus black bass, roach and perch. The current owners added 10,000 euros worth of trophy fish in November 2008.
