Traditional Perigordian L shaped farmhouse with swimming pool , large garden and garage set in a very quiet rural hamlet between the villages of Genis and Cherveix Cubas in the north eastern Dordogne.
The property was refurbished in 2005 when new plumbing and electrics were installed including the oil fired central heating system.

The house has been used as a second home by the owners and when not in use has been a very successful summer rental generating a significant income each year (accounts are available).

The garden areas are mainly laid to grass for easy maintenance.
There are two courtyards. The courtyard at the front of the house (shown in the photo above) is fully enclosed and has a gravelled area for car parking and access to the garage and a paved area about 2.5 metres wide along the entire frontage of the house. The house faces east (sunny in the morning) and the view from the courtyard is over the garden and fields.
The rear courtyard faces south and is fully enclosed and gravelled. The view from the courtyard is over rustic stone farm buildings and fields.
The garage is 6.5 metres x 4.5 metres and has a metal up and over door. The garage has the storage tank for the oil central heating, gas bottles for the cooker and storage shelves all to the left hand side leaving plenty of room for an average sized car. Also very convenient for storing the garden tools and furniture during the winter.
