Minimal costs of buying from new developments

One of the bonuses about buying new property or off plan in France are that the costs are minimal, mainly because each home must be built, by law, to a certain standard.

However, as with any new purchases, be they old farmhouses or new developments, you will need to put some money away to cover the basics.

Once you have moved into your property it is recommended that before anything else, you get in touch with all the different companies and services which you will use to ensure they have your details on their records.

For those who have bought a holiday home in France but are not moving there permanently you must also ensure that they have your UK address and postcode in case they need to contact you.

Property and residential taxes


Perhaps the most important costs to take into account when buying new developments in France are residential tax and property tax both of which are taken annually.

Utility bills also need to be taken into account with water and electricity generally metered in France. If you are buying a property to rent out it is still you who is responsible for ensuring these bills are paid.

New development service charges


Service charges are also important to factor in and are specific to homes on new developments. They cover general maintenance of the outside of the home such as keeping the communal areas clean, gardening and the upkeep of any onsite facilities such as the pool.

One cost which is sometimes forgotten in the excitement of the move is the TV licence which, as in the UK, is a legal requirement in France.

The fees will be collected by your local tax office and it is therefore important that you inform the necessary authorities if you do not plan to have a television in the house.
