Investing in Provence Properties
With the Buy to Let market in the UK showing signs of decline - where to look next? Well Provence (Provence Alpes Cote d'Azur) looks a hot prospect. Apart from the playground of the jetset - from Elton John, Tina Turner, David and Victoria Beckham, Brigitte Bardot, Ivana Trump, Bono, The Edge, James Gandolfini, Roman Polanski, Michael Jackson and many more - this has much more going for it. Weather, gastronomy, glitz, beaches, night life and beautiful villages and stunning landscapes.
Although the region is enjoying healthy property growth, there are still buying opportunities in Monaco and the Cote d'Azur and inland villages. President Sarkozy has made purchasing property in France more attractive to foreign buyers - capital gains tax for foreigners has been reduced to 16% (of course, there maybe a capital tax bill in your country of residence). In addition, Euro mortgages remain competitive - in January 2008 they are typically available at rates between 3.8% and 4.5% depending whether they are fixed rates or variable rates.
Apartments are available in PACA region for less than 80,000 euros - prices are more expensive on the coast; expect to pay around 150,000 euros in Nice. If you want to buy in Monaco and need to ask the price - then they will be too expensive!
